The property we are believing for as our new home is 10,890 square feet and has a single story building on it that's 3,510 square feet. The owner has an existing business in the building currently. It is zoned Commercial, R1, which is perfect for our intended development uses.
Our plans for this building is to 1st house an Internet Cafe and Coffee Shop, with a commercial kitchen and additional street-side outdoor seating. There is plenty of space for a Community Room with access to the commercial kitchen for accommodating Special Event Rentals. Phase 2 will be adding Residential Units to the 2nd floor to help with the much needed additional housing in our City. And... my personal request is for a professional Shoeshine Stand visibly positioned for the Community to enjoy.
The property lists for $740,000. Adding the Engineering, Architect, permits and planning fees, utility upgrades, Construction, Commercial Kitchen Equipment, Residential provisions, Community Room and Cafe decorations and seating, etc. add another $800,000 for a total general estimate of $1.54M. The lenders will want at least a down payment of approximately $150K. So doing it in 2 phases makes better sense - unless we get a miracle.
